Recording Service

Recording Service handles the recorder-counter leg of getting a document into the county or court recorder's public index. We accept the document electronically, pre-check formatting against the specific recorder's requirements (page margins, recording cover sheet, party identification block, indexing data), and submit either physically through a Servd runner or electronically through the county's eRecording provider. The recorded copy with the index data — book/page, instrument number, recording timestamp — comes back to your dashboard in 1-3 business days for most counties. The recorder leg is distinct from court filing: a recorder records instruments into the chain of title or public notice index (deeds, liens, judgments, abstracts, mechanic's liens, releases), while a court clerk files documents into a case file. Recording Service is the right tier for documents that need indexed public notice rather than docket entry. Recorder fees and any state documentary transfer tax are passed through at cost with no markup. We handle the cover sheet, the indexing data, and any required cross-references; you provide the document. Indexing data on the recorded copy makes the document immediately searchable in the chain of title or judgment lien index.
